RUUME is an architectural and urban planning practice that takes a comprehensive approach to design and planning. At the heart of their work is a curiosity about how cities function and evolve. With each project, our goal is to enhance urban life for all residents by prioritizing comfortable homes, attractive public spaces and a safe environment.

Technical specification of the building

FACADE

House no 1

The facades are made of three-layer concrete panels with brick tile and toned concrete finishes in accordance with the architectural design. To accentuate the building’s appearance, the balcony railings and window frames are finished in light tones.

House no 2

The facade is made of three-layer concrete panels with a vertical texture. To accentuate the building’s appearance, the balcony railings and window frames are finished in light tones.

House no 3

The building features a wooden cladding facade with horizontal accent elements, exposed concrete and metal details, as well as accentuated exterior window frames and calm, neutral tones in the interior.

House No.4

The facades are made of three-layer concrete panels with brick tile and toned concrete finishes in accordance with the architectural design. The balcony railings and window frames are finished in light tones to complement the building’s architecture.

STRUCTURES

House No. 1 and House No. 2 are constructed from three-layer reinforced concrete elements.

House No.3 and House No.4

House No. 3 features a wooden cladding facade constructed from single-layer reinforced concrete panels combined with a ventilated facade system and wooden cladding. House No. 4 is constructed from three-layer reinforced concrete elements.

The walls between the apartments are made of reinforced concrete elements with plastered and painted surfaces.

The interior walls of the apartments are made of gypsum board on a metal frame, finished with plaster and paint.

The ceilings are constructed from prefabricated hollow-core panels with impact sound insulation and a concrete screed layer. In certain areas, suspended ceilings are installed (for example, in bathrooms, apartment entrance areas, and utility rooms) to conceal engineering communications.

The roof and roof terraces are designed as insulated flat roofs with a rolled roofing membrane finish.

WINDOWS

The windows feature PVC frames and triple glazing. Each room has at least one operable window.

ENERGY EFFICIENCY

The building has an A-class energy efficiency rating.

STAIRWELLS

The stairwell is equipped with an elevator. A smoke extraction hatch is installed in the ceiling of the top floor of the stairwell.

The ground floor of the building includes storage rooms as well as a bicycle and stroller storage area with separate access from both the courtyard and the stairwell.

TERRACES AND BALCONIES

Ground floor apartments feature ground-level terraces without railings. Some terraces of the seventh-floor penthouse apartments are positioned on the roof structure of the sixth-floor apartments. Most apartments include either a balcony or a terrace. The balcony and terrace railings of the penthouse level are designed to complement the building’s architecture.

HEATING AND VENTILATION

The apartment buildings are connected to the district heating network, which provides both heating and hot water. The apartments are equipped with water-based underfloor heating.

All apartments feature a forced ventilation system with heat recovery.

ELECTRICAL INSTALLATION AND LIGHTING

Electrical cabling is pre-installed throughout the building. Switches and power outlets are installed according to the apartment layout plan.

Each apartment is equipped with data communication cabling, allowing the apartment owner to simply subscribe to services from a preferred provider. Apartments also include an intercom system for access to the building’s entrance door.

Power supply connections are provided at the designated lighting fixture locations.

INTERIOR FINISHING

The walls and ceilings of the living rooms are painted, the walls of the bathrooms are tiled and/or painted according to the architectural project. Veneer parquet is used for finishing the floors of residential rooms. In the bathrooms, the floor has not been sloped towards the drain. The slope is provided only in the shower area.

Ceramic tiles are used to cover the floors of the toilets, bathrooms and hallways.

The developer reserves the right to replace the materials and equipment described herein with equivalent or better materials and equipment. Apartment prices include interior finishing.

COMMERCIAL SPACES

The concrete floors of the commercial premises are coated with a dust-proof layer.

Walls are painted in light tones, ceilings – painted concrete panels.

Sanitary rooms have tiled floors, moisture-resistant painted walls and suspended gypsum board ceilings.

Each commercial unit is equipped with an independent ventilation system and radiator heating and includes designated connections for basic kitchen appliances.
